Could This Be the Best Time in Years to Sell a Mercer Island Home?

Every real estate market has its cycles, and Mercer Island remains one of the region's most closely watched communities. While mortgage rates and inventory continue to influence buyer behavior across the Puget Sound region, well-maintained homes in desirable neighborhoods continue to attract strong interest.

For homeowners considering a move, now is an excellent time to evaluate market conditions rather than relying on headlines alone. Local demand, neighborhood-specific trends, and the condition of your property all play an important role in determining value.

Selling isn't the right choice for everyone. Some families may discover that remodeling or adding an accessory dwelling unit creates greater long-term financial value than moving. Others may decide to leverage their existing equity to purchase investment property or relocate closer to family.

The most important step is understanding your options before making a major financial decision.

What This Means for You

Whether buying, selling, or staying put, informed decisions create stronger financial outcomes. Local market knowledge remains one of the most valuable tools homeowners have.

Local market knowledge is valuable but you also need to actually trust the person giving it to you. Finding an agent who knows this specific community and isn't just chasing a commission is half the battle.

Marcy OberlanderThis is really the whole thing right here. We've had agents who clearly just wanted to move inventory fast. The ones who actually know the streets, the schools, the ferry impact on commutes — those are the ones worth listening to.

The well-maintained homes point is real. Toured a place near Island Crest last month that sat for weeks. Needed work. Updated homes nearby were gone in days. Condition matters enormously right now.

That contrast near Island Crest is a perfect real-world illustration of exactly what we mean — condition isn't just a factor, in today's market it can be the deciding factor between days on market and weeks.

I appreciate that it mentions selling isn't right for everyone. Too many of these pieces just assume everyone wants to cash out and move. Some of us are actually happy where we are.

    • EE
      Eastside EthanAuthor· Jul 19, 11:37 AM

That perspective is important to us — this piece is meant to open a conversation, not push anyone toward a transaction, and sometimes the best outcome is simply feeling confident that staying put is the right call.

Good reminder that every family's situation is different. We have elderly parents nearby and that factors into any move conversation way more than market timing does.

      carolyn_islandside· Jul 17, 6:03 AM

Dave SorensonThis doesn't get said enough. We stayed put through what looked like a perfect selling window because my mother-in-law is ten minutes away. Zero regrets. Market will have other moments, family situations don't always wait.

    • EE
      Eastside EthanAuthor· Jul 17, 11:54 PM

Proximity to family is exactly the kind of factor that can outweigh any market timing consideration, and it's a reminder that the 'right' decision is always personal, not just financial.

Honest question — is the inventory situation here actually improving or still pretty locked up? Feels like nothing moves on the west side of the island unless it's priced just right.

The part about leveraging equity to buy investment property is worth exploring more. A lot of people don't realize how much flexibility a paid-down Mercer Island home gives you.

      Eastside EthanAuthor· Jul 15, 2:57 PM

You're absolutely right — a well-appreciated Mercer Island home can serve as a powerful financial springboard, and it's one of the options we encourage homeowners to discuss with both a financial advisor and a local real estate professional before making any decisions.

Kevin MarshThis is so underrated. A friend used a HELOC on her Mercer Island place to put a down payment on a rental in Renton. Now both properties are appreciating and she kept her low rate. More people should be thinking this way.

We stayed put and remodeled our kitchen and bathrooms instead of selling three years ago. Best financial decision we made. The equity we've built since then has been significant.

My concern is always timing. Everyone says 'understand your options first' but when rates shift fast you can miss your window doing homework. At some point you just have to make a call.

    • L
      lisa_isle· Jul 14, 9:15 PM

Greg T.That's fair, but I think the risk cuts both ways. Plenty of people on this island rushed a decision when rates jumped and ended up in situations they regretted. A few weeks of homework seems worth it.

Would love to see a follow-up piece specifically about the accessory dwelling unit option. That seems like something a lot of longtime homeowners here haven't really explored yet.

    • EE
      Eastside EthanAuthor· Jul 13, 4:19 AM

A deeper dive into the ADU option is a great idea, and given how many longtime Mercer Island homeowners are sitting on properties well-suited for one, it's a topic that deserves its own dedicated piece — stay tuned.

      Ron Ashby· Jul 13, 6:35 AM

Patty LundSeconding this. I feel like most homeowners here have no idea what's actually allowed under current city rules. A lot has changed in the last few years and the options are broader than people think.

    MarcusB_88· Jul 11, 11:04 PM

Kind of vague overall but the core message is fair. Local conditions really do vary block by block sometimes. What works in Bellevue doesn't automatically apply here.

    • EE
      Eastside EthanAuthor· Jul 12, 4:28 PM

That's a fair point, and it's precisely why we emphasize neighborhood-specific trends rather than broad regional generalizations — what's true on one Mercer Island street can genuinely differ from the next.

    • P
      PhilCrestwood· Jul 12, 4:46 PM

MarcusB_88Totally agree on the block by block thing. Our street and the one behind us sold very differently last spring even though they're maybe 200 yards apart. Zillow estimates were basically useless.

'Relying on headlines alone' — yes, this. My sister almost backed out of buying near Roanoke Park because of something she read on a national site. Ended up buying anyway and couldn't be happier.

    • EE
      Eastside EthanAuthor· Jul 11, 12:38 PM

National headlines can create real anxiety that doesn't always reflect what's happening at the local level, so we're glad your sister trusted the local picture — and it sounds like it paid off beautifully.

    Tom W.· Jul 10, 7:23 AM

Mercer Island prices have held up way better than I expected given where rates are right now. Inventory is still tight and that matters more than most people realize.

  • J
    jen_mercer· Jul 9, 11:32 AM

The ADU point is interesting. We added one to our property two years ago and it's been a great decision. Rental income basically covers our mortgage now. More people should at least run the numbers before jumping to sell.

    • T
      TammyOW· Jul 10, 2:31 PM

jen_mercerSame experience here. We were close to listing and a neighbor talked us into looking at ADU numbers first. Really glad we did. The permitting process was a headache but the income made it worth every bit of it.

    • EE
      Eastside EthanAuthor· Jul 10, 6:48 PM

Your experience is a great example of why we suggest running the numbers before assuming a sale is the best path — rental income that offsets a mortgage is a compelling outcome that many homeowners don't consider until it's too late.

    Brett Calloway· Jul 8, 3:41 PM

This reads a lot like a real estate agent wrote it. 'Now is an excellent time to evaluate' could mean literally anything. Would love to see actual numbers — median days on market, price per square foot, something concrete.

    • N
      nate_mi_resident· Jul 9, 10:02 AM

Brett CallowayAgreed, I kept waiting for something concrete too. Even a rough range for active listings right now would help frame it. The general advice is fine but numbers would make it a lot more useful.

    Sandra M.· Jul 7, 7:50 PM

We looked at selling our place on the Island last spring and honestly the advice to check local trends first saved us. National news was making it sound doom and gloom but our neighborhood told a completely different story.
